The quick answer

In 2026 a website in Kenya costs anything from about KES 5,000 to well over KES 150,000. At Edgecom, a landing page starts from KES 5,000, a business website from KES 20,000, an online store from KES 45,000 and a custom system from KES 100,000. Add 16% VAT: a KES 5,000 landing page is KES 5,800 in total. On top of the build, budget for a domain and hosting every year — from about KES 2,500 a year combined for a small site.

"How much is a website?" is the first question most Kenyan business owners ask, and the answers vary wildly. One person quotes KES 8,000; an agency quotes KES 120,000. Both may be honest. They are pricing different things.

This guide sets out what a website really costs in Kenya in 2026, using our own published prices as a reference point. It explains what drives the price up, which costs repeat every year, and how to compare quotes. It is written by Edgecom's web development team in Nairobi. We have built websites for Kenyan businesses since 2018.

Website prices in Kenya by type (2026)

These are our starting prices. "From" means the price for the standard scope described. Extra pages and features are added on top, and every quote is itemised.

Edgecom website prices in Kenya, 2026
Type of website From (ex VAT) Total incl. 16% VAT Typical timeline What's included
Landing page KES 5,000 KES 5,800 About 1 week One long page for a single offer or campaign: mobile layout, enquiry form, WhatsApp button, basic on-page SEO and SSL.
Business website KES 20,000 KES 23,200 2–4 weeks Up to 5 pages (home, about, services, contact and one more), mobile-first design, contact forms, Google Maps, WhatsApp, analytics and Search Console set-up.
E-commerce store KES 45,000 KES 52,200 4–8 weeks Product catalogue, cart and checkout, order management and delivery options. M-Pesa or card payments are an add-on so you only pay for the gateway you use.
Booking / reservation system KES 60,000 KES 69,600 4–8 weeks Online booking calendar, availability rules, customer notifications and an admin view of upcoming bookings.
Custom web app / system KES 100,000 KES 116,000 4–8 weeks, longer for large systems Software built around your workflow: user roles, dashboards, reports and integrations. Scoped and priced after a discovery call.

For comparison, many Kenyan agencies publish business website prices of roughly KES 65,000 to KES 150,000 before VAT. Some of that buys real extra work, such as bespoke design or copywriting. Our entry prices are lower because we build on a proven stack, price features separately and publish our numbers. You see the starting price before you talk to anyone, and you only pay for features you choose.

What drives the cost of a website

Two websites can look similar and still differ in price by tens of thousands of shillings. These are the factors that move the number.

1. Number of pages

A business website starts with up to five pages. Each extra page needs design, layout and content, and has to be tested on phones. In our quote builder, 6–10 pages add KES 8,000, 11–20 pages add KES 18,000, and more than 20 pages add KES 35,000. If unsure, start small: a focused five-page site often beats 20 thin pages.

2. Features and integrations

Features are where most of the price difference comes from. These are our current add-on prices, all before VAT:

Website feature add-on prices
Feature Add-on price (ex VAT)
M-Pesa / card payments KES 8,000
SEO setup & optimisation KES 6,000
Content writing & copy KES 5,000
Online booking / appointments KES 12,000
Blog / news section KES 4,000
Multi-language support KES 10,000
CRM / lead management KES 12,000
Logo & brand identity KES 1,000
1-year hosting & maintenance KES 12,000

A few of these deserve a word of explanation:

  • M-Pesa payments (KES 8,000). We connect your site to Safaricom's Daraja API so customers get an STK push prompt on their phone and your site confirms the payment automatically. You need your own Paybill or Till number, and Safaricom's normal transaction charges apply.
  • Online booking (KES 12,000). A booking calendar on a normal business site. If bookings are the core of your business, a full booking system (from KES 60,000) is usually the better fit.
  • Multi-language support (KES 10,000). Useful if you serve customers in English and Swahili, or international visitors in French or German. Remember that someone still has to write or check every translation.
  • Content writing (KES 5,000). Many projects stall waiting for text. If writing is not your strength, paying for copy is usually cheaper than a site that launches months late.
  • Logo and brand identity (KES 1,000). A simple logo and colour set so the site has something to build on. A full brand strategy is a separate, larger job.
  • SEO set-up (KES 6,000). Page titles, descriptions, structured data and Search Console. Ongoing SEO work to rank for competitive searches is separate.

3. Design: template or custom

A proven layout styled to your brand is quicker and cheaper than a design drawn from scratch. For most small businesses, a clean, fast, mobile-friendly layout matters more than originality.

4. Your industry

A law firm, a hotel and an online shop need different things. A hotel needs booking and galleries. A shop needs a catalogue and checkout. A clinic needs appointment requests and clear privacy wording. See what a typical site includes for your sector on our industries page, for example online stores.

5. Deadline

Need it sooner? Priority delivery adds 20% to the project price, because other work has to move to make room.

A worked example

Say you want a business website with 8 pages, M-Pesa payments, professional copy and SEO set-up. Using our current prices:

Worked example of a website quote
Business website KES 20,000
6–10 pages KES 8,000
M-Pesa / card payments KES 8,000
Content writing & copy KES 5,000
SEO setup & optimisation KES 6,000
Subtotal KES 47,000
VAT (16%) KES 7,520
Total KES 54,520

With priority delivery, the same site comes to KES 65,424 including VAT. Domain and hosting are extra, which brings us to the costs that come back every year.

Recurring costs: what you pay every year

The build is a one-off payment. Running the site is not. These are the costs to plan for, with current prices from our sister brand HostingKE (checked October 2026 — prices change, so check current prices on HostingKE before you budget):

Recurring website costs in Kenya
Item Typical cost Notes
.co.ke domain KES 1,000 a year A .com is KES 1,600 a year and a short .ke is KES 5,000 a year. Check .co.ke prices on HostingKE
Web hosting From about KES 1,500 a year Entry plans suit one small business site. Larger plans for several sites run to a few thousand shillings a year. See Starter Hosting
Domain, hosting and email bundle From KES 350 a month One bill for the three things every business site needs. See bundle packages
Business email Included with most hosting plans Google Workspace or Microsoft 365 are billed per user by those providers; HostingKE can set them up for you. See email hosting
SSL certificate Free SSL with hosting Paid certificates only matter if you need organisation validation (OV/EV). Compare SSL options
Website maintenance From KES 5,000 Updates, backups, security patches and small content changes. See maintenance plans

Our quote builder also offers one year of hosting and maintenance as a bundle for KES 12,000, so the first year is covered in the same invoice.

Two other costs are optional but common. Maintenance covers updates, backups and small edits; a site that is never updated becomes a security risk. SEO and content is what gets the site found, and our SEO service is quoted separately.

One rule matters more than any price: register the domain in your own name, with your own email address. If a supplier registers it in theirs, you may struggle to get it back if you fall out.

DIY website builder vs freelancer vs agency

There are three common ways to get a website in Kenya. Each suits a different situation.

Comparison of website builders, freelancers and agencies
DIY builder Freelancer Agency
Upfront cost Low Low to medium Medium to high
Ongoing cost Monthly plan, often billed in US dollars Varies; often informal Clear maintenance terms
Your time High — you build it Medium Low
M-Pesa and local features Limited or via third-party plug-ins Depends on the person Usually built in
Main risk Hard to move away; your time Availability if they move on Paying for overhead you don't need

A DIY builder suits a simple brochure site you are happy to build and update yourself. Watch the plan you need for your own domain, online payments and no ads — the cheapest tier rarely includes all three, and you cannot easily take the site with you.

A freelancer can be excellent value, and many talented developers work this way. Ask to see live sites they built, agree the scope in writing, and make sure the domain and hosting accounts are in your name.

An agency gives you a team, a process and someone to call if the developer is away. The trade-off is usually price. We aim for agency process and support at prices closer to a freelancer's, published up front.

How to get an accurate website quote

Vague briefs get vague quotes. Before you contact anyone, write down:

  1. What the site must achieve. More calls? Online sales? Bookings? One main goal is enough.
  2. The pages you need. List them. Home, about, services, contact and a page per main service is a good start.
  3. The features you need. M-Pesa, booking, a blog, a client login, more than one language.
  4. Who will provide the content. Text, photos, product lists and prices. Say honestly if you need help.
  5. Your deadline and budget. A real budget range helps a supplier suggest what fits, rather than guess.

Then ask for an itemised quote that shows each feature, the VAT and the total. Our quote builder walks you through these questions in a couple of minutes, and we reply with a fixed-scope, itemised quote within one business day.

Red flags when buying a website in Kenya

  • The domain is registered in the developer's name. Insist it is yours from day one.
  • No written scope. If pages, features and revisions are not written down, you will argue about them later.
  • Full payment upfront with nothing to show. Staged payments tied to visible progress protect both sides.
  • Prices that hide VAT. Check whether a figure includes 16% VAT before you compare it with another quote.
  • "We guarantee page one on Google." Nobody can promise that. Good SEO improves your chances; it does not buy rankings.
  • No mobile testing. Most Kenyans browse on a phone. Ask to see the site on a phone before you sign off.
  • No handover. You should receive logins for the domain, hosting, site admin and any email accounts.
  • Hidden renewals. Ask what the second year costs, not just the first.

FAQ

Website cost questions

At Edgecom a landing page starts from KES 5,000, a business website from KES 20,000, an online store from KES 45,000, a booking system from KES 60,000 and a custom web system from KES 100,000. These prices exclude 16% VAT, so a KES 5,000 landing page costs KES 5,800 in total. Extra pages, M-Pesa payments, content writing and other features are priced as add-ons, so the final figure depends on what you need.

No. The prices we publish are exclusive of 16% VAT so you can compare them with other quotes like for like. Your written quote shows the subtotal, the VAT and the total separately. For example, a business website from KES 20,000 comes to KES 23,200 with VAT.

On HostingKE, our sister brand, a .co.ke domain is KES 1,000 a year and a .com is KES 1,600 a year. Hosting for a small business site starts from about KES 1,500 a year, and domain, hosting and email bundles start from KES 350 a month. Prices change, so check the current figures on hostingke.co.ke before you budget.

Many Kenyan agencies publish business website prices between about KES 65,000 and KES 150,000 before VAT. Some of that buys real extra work, such as custom design, copywriting and strategy. Some of it is overhead. We keep the entry price low by building on a proven stack, pricing features separately and not charging for things you do not need. Ask every supplier for an itemised quote so you can see what you are paying for.

In our quote builder, M-Pesa or card payments are an add-on from KES 8,000 before VAT. That covers the integration with Safaricom Daraja, such as STK push to the customer's phone and automatic confirmation of the payment. You also need your own Paybill or Till number from Safaricom, and Safaricom charges its normal transaction fees.

A landing page takes about one week. A business website usually takes two to four weeks, and an online store or custom system four to eight weeks. The biggest cause of delay is waiting for content such as text, photos and product lists. If you have a deadline, priority delivery adds 20% to the price.

The build is a one-off payment. After that you pay for your domain and hosting every year, and optionally for maintenance, SEO or content updates. There is no licence fee to us for a standard website. Ask any supplier who owns the domain and hosting account, and make sure both are registered in your name.

At the start, often yes. Over time, not always. Builder plans that allow your own domain, online payments and no ads are usually billed monthly in US dollars, and you cannot easily move the site elsewhere. A builder suits a simple site you will update yourself. If you need M-Pesa, bookings or anything specific to your business, a site built for you is usually better value over two or three years.
